Let's clear something up:

Yes! You can use a VA loan to build a home. No, it's not a scam or too good to be true.

It's called a VA One-Time Close Construction Loan. It allows eligible veterans and active-duty service members to finance:

  1. The Land
  2. The Construction
  3. The Permanent Mortgage

All in one loan with one set of loan paperwork and one closing. No juggling and no needing to refinance later.

So How Does it Actually Work?

  1.  You find the land and the builder. Can be stick-built, modular, or new manufactured.
  2. You qualify just like a standard VA loan. 100% financing is possible in some cases.
  3. The lender handles everything in one go. The lot purchase + construction + final loan= DONE

It's smoother than most people think. The real issue? Most lenders don't offer it. And even fewer know how to do it right.

Why Haven't You Heard About It?

Because most lenders shy away from construction loans. They are messy, slow, and often misunderstood. But this isn't a typical new build loan. It's backed by the VA and streamlined and when you pair that with the right loan officer (hi, that's me), it works.

I have been certified on this program as soon as I heard it was once again available because I believe in helping you build the home you ACTUALLY WANT, not just settle for what's already on the market.

I will walk you through the process with none of the fluff and all of the facts. Let's build something from the ground up!
